Three assignments
Every assignment begins at the door.
We sell, let and search, from Bonn across the Rhineland. For owners, also wherever the property is located. What is customary in the market is noted right beside it. What we charge is set out in text form before the first appointment.

Selling
We walk through every room with you, read the folder with the land register extract and the declaration of division, and give you a price with reasons. Then comes the exposé in three languages. We conduct the viewings and the negotiation, and we stay with you up to the notary appointment and until the keys have been handed over.
Customary in North Rhine-Westphalia (NRW): 3.57 % incl. VAT per party. When flats and single-family houses are sold to consumers, the statutory sharing of the commission under §§ 656c, 656d BGB applies; for investment properties the commission may be freely agreed.

Letting
For owners: we set the rent that the flat and the location will bear, write the exposé and look at prospective tenants before they ring your doorbell. After viewing, contract and handover, you know us, and we know your house. Anyone who sells later already has the file.
The client-pays principle applies: whoever commissions the agent pays. At most two months' net rent (excluding utilities) plus VAT.

Searching
You tell us the location, size, budget and the status of your financing. We search accordingly and view with you, also by video if you are still in another country. We explain the brokerage agreement to you sentence by sentence, and depending on the case the land register or the tenancy agreement as well. Until you sign, someone who speaks your language is sitting beside you.
For international employees between Bonn and Cologne: we know fixed-term employment contracts, tight moving deadlines and landlords who insist on German. At the notary, a sworn interpreter on request.

Property and financing
Two licences, one schedule.
Purchase and financing belong together, but they require two different official licences. One is held by Nada Shammout, the other by a partner firm with which we share the schedule. For you, this means: one schedule, and under every signature a name that stands behind it.

Three rules for every purchase we broker

The budget is set before the viewing
The partner firm clarifies equity, an affordable instalment and the maximum price before you set foot in the first flat. You walk through the rooms with a figure in mind.

The documents are ready
What the bank wants to see is in the folder before it asks. Otherwise, a request for further documents costs weeks.
03
The notary appointment comes last
We advise the seller to set the notary appointment only once the bank's financing confirmation is in hand, and we record this in the schedule. That way no appointment falls through, and nobody signs a purchase contract for which the money is not yet in place.
What we promise. A loan commitment is issued solely by the bank. Nobody can guarantee it, and neither can we. You find out early where you stand, and we do not advise a notary appointment before the financing is in place.
Legal boundary. Advice on mortgage loans and their intermediation are provided exclusively by our partner firm, which holds a licence under § 34i GewO. Shammout Immobilien und Finanzierung does not advise on loans and does not broker them. We make the introduction and keep the schedule. You will receive the name, address and registration number of the partner firm at the first meeting.
The second craft
With a period building, this is what you inherit.
Anyone who buys a period building takes on obligations and deadlines along with the keys, and very few people are aware of it. For certain insulation obligations, two years remain from the entry in the land register, and the fine can be up to €50,000. Subsidies are only available if the application is submitted before the work is commissioned. We set this out before the purchase in a list with dates and, on request, manage the implementation.
The energy performance certificate, energy consultation and any planning subject to approval are the responsibility of the appropriate professionals. We schedule the trades, deadlines and subsidy applications so that nothing has to be opened up twice. You commission and pay the contractors directly; no client money passes through our accounts.

Subsidy route

Renovation management · 4 to 8 % of the construction cost plus VAT
If you have the plan carried out, you can entrust the management to us. This includes: the schedule, the order of the trades, attendance at acceptance of the works and coordination with the specialist planner. Quotations, variations and payments are between you and the contractors. The fee is stated in the contract; we accept nothing from the contractors.

Home staging and renovation.
Between the decision and the first photograph lies the work that determines the price. An empty period building looks smaller than it is. A fully lived-in one still belongs to someone else in the buyer's mind. And a modernisation plan stays on paper if nobody carries it out.
Both can be booked separately, even without a brokerage mandate. The work is carried out by licensed, certified contractors, and you conclude the contract directly with them. We keep the schedule and the order of the trades.

Nada Shammout runs Shammout Immobilien und Finanzierung from Bonn, with a licence under Section 34c of the German Trade Regulation Act (GewO). She works in German, Arabic and English, on the first walk-through of the flat just as much as at the notary's.
Her background is in working with civil engineering and building services contractors. What lies behind a wall, what a trade costs, in what order it comes: she learned that there. A viewing therefore ends with a calculation: obligations, deadlines, costs, subsidies, every line with a date.
The numbers tell you whether a flat is affordable. The first step into the hallway tells you whether it is wanted.
And because a decision is rarely made at the calculator, she also prepares flats. Home staging before the first photograph: light where it is lacking, and proportions brought back that had vanished under furniture. Renovation according to the modernisation plan: she obtains the quotations and decides which trade comes when. The work is carried out by licensed, certified contractors, with whom you contract directly. Payments do not pass through her account.

We walk through every room, look at the roof, cellar, electrics and damp, and then at the folder. At the end there is a market value with written reasons that you can present to a buyer.

Marketing

Viewing
Prospective buyers come individually and by fixed appointment. Anyone seriously wishing to buy provides proof of identity, at the latest before the draft contract is prepared: the German Money Laundering Act (GwG) requires this, and we record it in the file.

Notary

Reading the location

We walk an address on foot before we talk about figures. Where the bridge is, how far it is to the school, what you hear in the evening with the window open, whether a shop opposite stands empty.
The price is negotiable. The location is not. For buyers, this means you know what the street says about a flat before the appointment at the notary's. For sellers: a price that stands up to a bank's valuation, because the location supports it.
Checking the fabric

Stucco on the ceiling says little about the pipes and wiring behind it. Before every exposé we check the roof, go down to the cellar, open the meter cupboard and lay a hand on the wall where it is cold.

Then the documents: the land register extract, the declaration of division, the minutes of the owners' meetings. What is written there will later cost money or save it.
A period building is a calculation. We do it before the purchase, with a deadline and a cost range for each measure.
The deadline

Whoever buys an existing building has two years from the entry in the land register to meet certain insulation obligations: the top-floor ceiling, or alternatively the roof, to U ≤ 0.24 W/(m²·K), provided it is not yet insulated and the loft is unheated. Added to this are exposed heating and hot-water pipes in unheated rooms. Whoever misses the deadline commits an administrative offence; the fine can be up to €50,000.
The Building Modernisation Act (GModG) has been in force in its central parts since 29 July 2026. It has relaxed the requirements for heating systems. The insulation obligations and the two-year deadline have remained. Whoever confuses the two gives away time that has been running since the entry in the land register.
There are exemptions, for instance for listed buildings or where the work is demonstrably uneconomic. They must be applied for. None applies automatically.

The right order

First the roof and insulation, then the pipes and wiring, then the surfaces. Whoever builds the other way round breaks open the fresh plaster again because the cable underneath is missing, and pays for the same wall twice.
Added to this is the 10 per cent rule: whoever renews more than 10 % of the area of a building component must bring the whole component up to the minimum energy requirements. Replastering a large area thus turns into an insulation obligation for the façade. That belongs in the cost range before the plasterer arrives.

The most expensive signature in a renovation is the one given at the wrong time. Subsidies are only available if the application is submitted before the work is commissioned. A quotation from the roofer, signed one day too early, and the grant is gone.
For the building envelope, the BEG individual measures (Federal Funding for Efficient Buildings) provide 15 %, or 20 % with an individual renovation roadmap; since 21 July 2026 the additional five percentage points only apply from an eligible volume of €30,000. The replacement of the heating system runs separately through KfW. Every individual measure requires a specialist planner from the official list of energy efficiency experts. Together with the planner, we schedule the application, the planning and the commissioning in that order.

Not everything old is a defect. The height marks on the door frame, the beam above the door, the floorboards, the banister in the stairwell: the fabric carries the value, and the story behind it is what convinces on the walk-through.

For tenanted properties we work through the modernisation under § 559 BGB: 8 % of the apportionable costs per year added to the rent, capped at €3/m² within six years (€2/m² where the starting rent is below €7/m²), announced in text form three months in advance. Maintenance costs cannot be passed on. We draw this line before the first contract is awarded.

Final inspection

At the end there is a document that belongs in every advertisement: the energy performance certificate with its mandatory details. Type of certificate, energy performance value, main energy source, year of construction, efficiency class. It is on the table at the viewing at the latest, and at the handover it changes hands along with the keys.

If one of the five details is missing from the advertisement, that is an administrative offence and, on top of that, grounds for a cease-and-desist letter. With us they are mandatory fields in the exposé. Without them, no advertisement goes out.
